İkon Nevbahçe is a residential development of 22 detached villas, each with its own private garden, in the Altınoluk neighbourhood of Melikgazi. Built on a total construction area of 2,611 m², the project was planned for families looking for an alternative to apartment living, with two-storey villa layouts and generous interior volumes. With views opening towards Mount Erciyes and a setting surrounded by greenery, Nevbahçe is one of a limited number of options for detached living with a garden in Kayseri.

Villa layout and privacy

The founding decision of the project was to treat each villa, together with its garden, as an independent whole. The villas have their own separate entrances; the site plan was arranged with distances that preserve neighbourly relations without compromising privacy. Architectural design and construction

The architectural design of Nevbahçe, as with every İkon GYO project, belongs to the internationally awarded İkon Proje Architects. Because the same organisation both designs and builds, the design quality on paper is applied on site with the same discipline; the disconnect that usually arises between development and construction disappears in this model.

Infrastructure and structural safety

Smart home systems and electric vehicle charging infrastructure are standard in the villas, and careful landscaping is applied in the shared areas. The entire structure is designed and built in full compliance with the Turkish Building Earthquake Code in force. Building inspection is carried out by independent authorised bodies.

Construction status and handover

The project currently stands at 35% completion and is planned for handover in 2027.
